I run single-family home builds in the Warsaw metropolitan area from start to finish — from design and building permit through final handover. At KoordynatorBudowy.pl I am responsible for the full operational scope: contractor selection and negotiation, material procurement, schedule, quality inspections and settlements.
I work exclusively in the investor's name — no in-house crews, no commission from suppliers. This is a deliberate model decision: no conflict of interest means contractor tenders (3–5 firms per stage) are chosen for your budget and quality, not for my own margin. Invoices are issued directly to the investor, warranties stay in your name, contract penalties are enforced for your benefit.

KoordynatorBudowy.pl employs no in-house crews and takes no commission from material suppliers. This model means four concrete things for you:
- Tenders for every stage — we compare 3–5 firms based on budget and quality, not our own crew availability.
- Invoices directly to the investor — you see every invoice for materials and labour; settlements are fully transparent.
- Warranties in your name — 5-year statutory warranty from the contractor, penalty clauses for delays, photo documentation of every stage.
- Independent quality inspections — before sign-off we verify compliance with the design, enforce corrections, document everything in EDB.
You make the strategic decisions (choosing a contractor from the tender, approving material changes, payment schedule). I handle the day-to-day operational side — that's about 4–8 hours per month of your time instead of 15–25 hours per week in DIY mode.
